PROVEN CIRCULAR DC BLECKMANN
The first proven circular fulfillment center in the Netherlands for Bleckmann is a fact!
We develop for Circumflex CV Bleckmann the largest demonstrably circular distribution center in the Netherlands. This unique project is being developed on the XL Business Park in Almelo and has a size of 46,237 sqm
The property is fully leased to Bleckmann and delivered to tenant and buyer in March 2023.
EYE Real Estate acted as a delegated developer in this development, taking care of the client from A to Z. From feasibility studies, land purchase, design, permit process, rental agreement, construction agreement, sales to construction supervision and delivery of this unique project.
The program
The total building program, projected on a plot area of approximately 7 hectares, amounts to 46,237 m2/GFA. The total program can be broadly divided into:
- Warehouse: 40,042 m2
- Mezzanine: 3,777 m2
- Offices: 1,345 m2
- Common area: 1,072 m2
- Parking spaces: 266 units
- Loading docks: 40 pieces
Our impact
Taking responsibility for further concretizing and applying the circular (construction) economy by ending exploitation of non-renewable sources. This was the main objective of the project partners involved.
In addition to the application of a digital building passport, An materials passport, the use of category 1 materials from the National Environmental Database (NMD) and the application of recycled and bio-based materials, the following impact has been achieved:
- Materials Circularity Index (MCI):0.70-->19% improvement compared to conventional construction
- Releasability Index (LI):71%--> 20% improvement compared to conventional construction
- Building circularity index:46%
- Environmental Performance Buildings (MPG):0.25-->62.5% improvement compared to conventional construction
- Environmental cost indicator (MKI):1,300,000 (€)
- Paris proof indicator(material-related emissions): 180 kg CO2-eq per m2/GFA & 183,929 CO2-eq per year
- Energy label: A+++ with share of renewable energy 39.3% --> 31% improvement compared to the BENG requirement
- BREEAM Very Good certificate
- NL Terrain label C
